A large resort style house with a solar heated salt water pool, fire place and ducted air conditioning system.

This spacious home is situated in an ideal location in stunning Shoal Bay. The shopping and restaurant strip (including Shoal Bay Country Club) is just a 10 minute walk away. Wreck Beach is a short stroll from the backyard of the property (temporarily closed due to flood damage to the track). Mount Tomaree as well as Zenith and Box Beach can also be accessed by foot from the backyard.

LOCATION
Our beautiful four bedroom home is located on the fringe of the Shoal Bay village and Tomaree National Park. Three of the area's finest beaches are within walking distance from the backyard. These beaches are Zenith, Wreck and Box Beach. Mount Tomaree and Wreck Mountain can also be accessed from the back of the property. Wreck Beach (access is temporarily closed due to flood damage) is an easy 430m stroll away along a gorgeous bush track. It is a local secret so you won't find crowds of people on this beach. Due to it's location it is not patrolled.
The Shoal Bay strip containing a variety of restaurants, a trendy pub (Shoal Bay Country Club - a local hot spot) and shopping is only a 10 minute walk away. With the house being so close you can relax and enjoy that extra drink or two on your night out and walk home when it suits you. The Country Club also offers a courtesy bus.

THE HOUSE
The house is the ultimate accommodation choice for a summer or winter holiday. It is situated in a quiet residential area with lovely neighbours all around. Across the road is a large nature style park which is perfect for the kids to play. With the sound of the ocean waves crashing and birds chirping you'll feel a sense of calmness. The mountain and bush views and the fresh salty air will add to that too. Our brand new fire place, Daikin ducted air conditioning system, electric blankets, ceiling fans and Ventis air filtration system will help keep you comfortable during your stay.

THE POOL
A highlight of the property is the stunning landscaped salt water pool and waterfall. It is solar heated to an ideal temperature and professionally maintained on a weekly basis. The far end has a shallow toddler area which also doubles as a spa. There is a flood light off the main bedroom balcony which allows for night time swimming.
Within the pool area is a hot and cold shower. (Please note that the solar heating will be turned off from May - early September)

OUTDOOR LIVING
The pool sits directly behind the outdoor alfresco area off the kitchen. A large eight person dining table is ideal to use for enjoyable outdoor meals with your friends and loved ones.
A TV sits high on a bracket and is clearly available to view from the table as well as from the pool. No need to miss out on any of the cricket while having a swim!
A Weber Q BBQ and it's accessories are also in this area. These are brilliant bbqing, roasting and pizza making machines. The cooked food they produce is absolutely delicious!
There is a small area containing a Vuly trampoline, passion fruit vine and herb garden next to the pool and outdoor alfresco area. Herbs and passionfruits from the garden may be used for guests food preparation.

KITCHEN
If you prefer to cook indoors the large fully equipped open planned kitchen will suit you perfectly. With five bar stools surrounding the large bench top you can cook away while talking to and enjoying the company of your family and friends. A large bi fold window opens up within the space onto a servery next to the outdoor dining table and Webber Q.
The kitchen contains Miele, Boshe and Smeg appliances and has a dishwasher. There is also a Nespresso coffee pod machine, Thermomix, paella pan, electric wok, slow cooker, pizza stone, bread maker, bamboo streamer, toasted sandwich press, cook books as well as other cooking/entertaining accessories.

INDOOR LIVING SPACES
A large and comfortable lounge room is positioned on the middle level and main part of the home. It has an eight seater lounge, Ultra High Definition 65inch TV, blu ray dvd player, sound bar (with blue tooth) and Foxtell, Netflix and Telstra TV (guests can order Box Office or Big Pond movies through me). Some dvd's are available to use. The view of the evening sun through the front windows is very pretty. We have recently installed a wood fire place which adds a beautiful warmth and ambience to the house.

A smaller second sitting room containing a two seater lounge, arm chair and coffee table is located at the back of the living area. Bi fold doors open up to the alfresco area.

The dining area has a large table with seating for six (We have to extra chairs available to add to the table). A small four seater kids table is also close by. The kitchen is right next to this area.

BEDROOMS
The main bedroom is located on the top floor of the split level home. It has a queen bed, its own ensuite, small walk through robe, a TV with Telstra TV included (Netflix, Foxtell Now etc) as well as a veranda overlooking the pool and out into the bush.

There are two other bedrooms on this level. One containing a double bed, the other containing a double bunk bed (double on bottom, single on top).

The forth bedroom is on the bottom level of the house. It contains a queen bed and air conditioning. It also has a TV, DVD player and Telstra TV included (Netflix, Foxtell Now etc). This area is ideal for those wanting extra privacy.
A bathroom and toilet is attached to this bedroom.

BATHROOMS
There are three bathroom areas within the house. The main bathroom is located on the top floor next to the bedrooms. It contains a large bath and shower as well as plenty of room on the vanity.
A separate toilet can be found straight across the hall.

An ensuite is attached to the main bedroom and contains a shower, vanity and toilet.

A large combined laundry and bathroom is on the bottom level of the house next to the forth bedroom. There is a spacious double shower and toilet that can cater for people that are in a wheel chair, disabled or elderly. The laundry space has a washing machine, sink with plenty of bench space and tumble dryer. A large clothes line is just outside.
This area can be accessed by the internal staircase or doorway from the backyard.

- A small variety of reading books as well as Uno and playing cards are available to borrow
- Christmas tree and decorations can also be used
- A large grassed area strip separates the back fence and bush
Guest access
Guests can access the property through the front and back doors. There is two sets of keys provided so people can go off and do their own thing.

Three cars can park comfortably on the driveway at the front of the property. Street parking is also available.
The garage and study are unavailable to guest access and will be securely locked.

Other things to note
We supply all linen EXCEPT beach towels. The items we supply are doona and doona covers, fitted and flat sheets, pillows, pillow cases and pillow protectors, mattress protectors, bath towels, bath mats, hand towels, tea towels and cloths. All of these provided linen items will be washed after each lot of guests.

Additional rules
We ask guests to please respect our home and leave it in the same condition as when they arrived. Professional cleaners will arrive at the house straight after the 10am check out. They clean the house to a professional standard so it ready for other guests to use. Please keep in mind the environment when using the air con. There are beautiful breezes happening most of the time. The Ventis air filtration system helps to keep the house cool too. Absolutely no smoking is allowed inside the house, near open windows or in the pool area.
